ANNUAL BOILER SERVICE INFORMATION SHEET

Perform annual service on boiler in building.

• Proper preventative maintenance will reduce issues that may occur due to lack of servicing. Most service calls occur due to lack of maintenance and sometimes preventable.

Inspect mechanical room for leaks.

• Leaks typically starts off small and enlarge over time. Repairing a leak early once found will reduce the chance of a major flood.

Clean Igniter and inspect for cracks in ceramic.

• The igniter’s metal becomes covered in debris with use. The ceramic will become brittle and crack. Cleaning and inspection will reduce ignition failure and help to find when the igniter will need to be replaced.

Clean Burner and inspect for faults in burner sock.

• The burner becomes dirty, this is a byproduct of combustion, and the fresh air intake pulling particulates from the outside. If the burner cannot properly displace the flame, this will cause the burner sock to separate from its weld. If the sock separates from the burner, this will cause improper combustion which leads to the boiler showing an alarm. This may also lead to hot spots occurring in the heat exchanger. Annual cleaning will prevent this from occurring prematurely.

Clean heat exchanger and inspect for signs of damage or wear.

• The heat exchanger becomes dirty due to the byproduct of combustion. If the heat exchanger cannot exchange heat properly it becomes inefficient. Inspecting for signs of wear can indicate hot spots occurring due to failure of the burner and improper exchanging of heat. Cleaning and inspection will reduce the chance of premature failure of heat exchanger and maximize efficiency.

Tighten electrical connections.

• Loose electrical connections will cause premature failure of boiler components. This can also cause failure of circulation pumps. Tightening of electrical connections will help to prevent this from occurring.

Replace pellets and clean condensate neutralizer.

• Over time the pellets that neutralize the acidity of the condensation produced by the boiler will deteriorate. Replacement of the pellets and cleaning of the neutralizer capsule will allow the condensate neutralizer to operate efficiently.

Perform a combustion analysis on boiler.

• The gas and air mixture that is produced during combustion can become out of balance. Performing a combustion analysis allows us to adjust this ratio to what that manufacture recommends. This will allow the boiler to operate in maximum efficiency.

Test boiler and pump for proper amp draws and voltage.

• Improper voltage and amperage draw will cause premature failure of system components. Loose electrical connections cause improper voltage and amperage draws. By testing amperage draw and voltage this can help to prevent premature failure of boiler components and pumps.

Provide customer with quotes for repairs on issues found during service.

• Providing the customer with a full and accurate list of issues found during annual service will allow for corrective measures. Repairs made early on will reduce the cascade of other issue that may arise due to lack of repairs.
